\u20ac1 million home anywhere in the EU. Luxembourg comes closest, although buyers still need 1.6 times the average salary.<br \/>\n    <\/h2>\n<div class=\"c-article-content c-article-content--business js-article-content\" style=\"--widget_related_list_trans: &#039;Related&#039;\">\n<p>A \u20ac1 million home may be an ordinary flat in central Paris or a luxury villa near Sofia. It also assumed that buyers would spend no more than 33% of their gross income on the mortgage.<\/p>\n<p>That means a deposit of \u20ac200,000 and a mortgage of \u20ac800,000.<\/p>\n<div class=\"connatix-container\" data-connatix-state=\"reserved\" data-connatix-player-id=\"b4e54fcd-7d0c-4f47-81b1-1ac4eb4ebce7\" data-connatix-tag-targeting=\"vertical\">\n<div id=\"connatix-player\" data-ad-name=\"connatix\"><\/div>\n<\/div>\n<p>The calculation does not include property taxes, insurance, transaction costs or other fees, and actual lending conditions vary between countries and borrowers.<\/p>\n<h2>The monthly payment is almost \u20ac3,600<\/h2>\n<p>Under these assumptions, the annual mortgage payment would be \u20ac43,108. This equals \u20ac3,592 a month.<\/p>\n<p>Since 33% of gross income is set aside for mortgage payments, the buyer would need an annual gross income of \u20ac130,631. That is \u20ac10,886 a month.<\/p>\n<p>Income levels differ significantly across Europe. This income may be easier to reach in some countries than others. The burden can also vary within a country. <\/p>\n<p>The calculations in this article are based on Eurostat\u2019s 2025 gross earnings figures for a full-time single worker without children earning 100% of the average wage. Within the EU, the gap between the lowest and highest figures is almost fivefold.<\/p>\n<p>Average workers in Bulgaria are in the most challenging position, while those in Luxembourg come closest to being able to afford the mortgage. In Bulgaria, a single person with no children earning 100% of the average salary would need an income equivalent to 7.8 average salaries. In Luxembourg, this figure is below two, at 1.6.<\/p>\n<p>The number of average salaries needed ranges from two to three in Denmark (2.1), Ireland (2.3), Belgium (2.4), Austria (2.5), the Netherlands (2.6), Germany (2.7), Finland (2.8) and Sweden (2.8).<\/p>\n<p>Average workers in these countries come closest to being able to afford a million-euro home.<\/p>\n<div class=\"widget widget--type-flourish widget--size-fullwidth widget--align-center\">\n<div class=\"widget__wrapper\">\n<figure class=\"widget__figure\">\n<div class=\"flourish-embed flourish-chart u-min-height-375\" data-src=\"visualisation\/29830382?92060\"><\/div>\n<\/figure><\/div>\n<\/div>\n<p>Among the EU&#8217;s &#8216;Big Four&#8217; economies, Germany has the best position at 2.7 average salaries, compared with 3.1 in France, 4.0 in Spain and 4.1 in Italy.<\/p>\n<p>The figure also stays below four in Slovenia (3.7) and Malta (3.9).<\/p>\n<h2>Ten EU countries need more than five salaries<\/h2>\n<p>To afford a million-euro home, an income equivalent to more than five average salaries would be necessary in ten EU countries. Greece (7.2) closely follows Bulgaria (7.8), giving it the second-highest requirement in the EU.<\/p>\n<p>Hungary (6.7), Slovakia (6.3) and Poland (5.8) complete the top five.<\/p>\n<p>Romania (5.8), Latvia (5.7), Czechia (5.2), Portugal (5.2) and Croatia (5.2) also require more than five average salaries. Estonia sits at exactly 5.0, taking the total to eleven countries requiring the equivalent of five salaries or more.<\/p>\n<h2>Two average earners qualify only in Luxembourg<\/h2>\n<p>For a couple in which both partners earn the average salary, the affordability ratio is halved because the calculation is based on their combined income. In Luxembourg, the required income is equivalent to 0.8 times the couple\u2019s combined gross earnings, meaning two average earners would fall within the assumed 33% mortgage limit.<\/p>\n<p>Denmark comes close, with the required income equivalent to 1.05 times a two-earner couple\u2019s combined salary. Ireland and Belgium both have a ratio of about 1.2, meaning that even the combined salaries of two average earners would not be enough. For a single person with no children, average gross <a href=\"https:\/\/www.euronews.com\/business\/2026\/05\/15\/average-wages-across-europe-countries-with-the-highest-and-lowest-salaries\">monthly salaries<\/a>, calculated by dividing the annual figure by 12, range from \u20ac1,398 in Bulgaria to \u20ac6,713 in Luxembourg. <\/p>\n<div class=\"widget widget--type-flourish widget--size-fullwidth widget--align-center\">\n<div class=\"widget__wrapper\">\n<figure class=\"widget__figure\">\n<div class=\"flourish-embed flourish-chart u-min-height-375\" data-src=\"visualisation\/29831269?92060\"><\/div>\n<\/figure><\/div>\n<\/div>\n<p>Average gross monthly earnings also exceed \u20ac4,000 in Denmark (\u20ac5,300), Ireland (\u20ac4,708), Belgium (\u20ac4,630), Austria (\u20ac4,306) and the Netherlands (\u20ac4,167).<\/p>\n<p>In contrast, the average salary is below \u20ac2,000 in seven countries. This is far from covering the \u20ac3,592 monthly mortgage payment. Besides Bulgaria, they are Greece (\u20ac1,510), Hungary (\u20ac1,625), Slovakia (\u20ac1,734), Poland (\u20ac1,862), Romania (\u20ac1,885) and Latvia (\u20ac1,904).<\/p>\n<h2>Gap between the salary and mortgage<\/h2>\n<p>Since the calculation assumes that only 33% of the salary can go towards the mortgage, one average salary is <a href=\"https:\/\/www.euronews.com\/business\/2025\/07\/22\/can-you-afford-to-live-here-europes-cities-ranked-by-rent-to-salary-ratio\">not enough<\/a> in any EU country for a single person.<\/p>\n<p>In Bulgaria, this leaves a deficit of \u20ac3,131. This is the gap between the \u20ac3,592 mortgage payment and \u20ac461, or 33% of the salary.<\/p>\n<p>In Luxembourg, the shortfall is \u20ac1,377, as 33% of the gross salary is
